Northcliff Gardens Eligibility

and Income Limits

Northcliff Gardens Apartments are a HUD Section 202 property, which is a property designated for persons over the age of 62. The Norman Affordable Housing Corporation, a subsidiary of the Norman Housing Authority, manages the property. An on-site manager sees the property is maintained.

All units are one-bedroom apartments, which allows the occupancy standard to be one person or two persons who meet the family criteria. Definition of a family of a one-bedroom unit shall be two people who are legally married or cohabiting in a spousal type relationship, without regard to sexual orientation. This would include sharing of income for support of the family unit. Roommates are considered a family structure and shall be ineligible. (A parent and child would require a two-bedroom unit, which is not available at this development.)

Northcliff Gardens is not an Assisted Living Facility. Each resident lives independently as they would in any other apartment complex.

Occupancy Requirements

The applicant must meet the occupancy requirements:

  • Applicant must be 62 years of age or older.
  • The total household income cannot exceed the HUD established Very Low-Income standards for the Metropolitan Statistical Area (MSA).
  • The applicant must be able to live independently and abide by the terms of the lease.
  • The applicant must be determined a suitable renter in regards to ability to comply with the lease terms which is inclusive of ability to maintain property in a safe, decent and sanitary condition, and not create disturbances with neighbors or staff.
  • The applicant must not have engaged in drug related criminal activities within the past 10 years.
  • The Applicant must not be a lifetime registered sex offender.
  • The Applicant must not have engaged in actual and/or threatened violent criminal acts towards self, property, or others within the past 10 years.
  • The Applicant must have a good housing history and not owe any money to a Housing Authority, Landlord, or Major Utility Company.
  • Applicant must be a U. S. Citizen or eligible immigrant.

Maintenance & After Hours Emergencies

for Northcliff Gardens

Norman Housing Authority Maintenance will respond to all NON-EMERGENCY work orders within 3-5 business days.

Regular Business Hours:

Monday and Wednesday:

8:00am — 5:30pm


10:00am — 12:00pm

If you need to place a work order during regular business hours Mondays and Wednesdays, please call (405) 579-1552.

If the Northcliff Gardens Manager does not answer, please leave a message including your name, your address, the problem you are experiencing and a phone number where you can be reached.

If you need to place a work order on:
- Tuesday or Thursday 8:00am - 5:30pm
- or Friday 8:00 am - 10:00 am

please call the Northcliff Gardens Manager at (405) 292-0692.

If the Northcliff Gardens Manager does not answer please leave a message including your name, your address, the problem you are experiencing and a phone number where you can be reached.

DO NOT call the after hour's Emergency number during normal business hours as your call will not be answered.

For after business hours, weekend, and holiday EMERGENCY work orders only: Call (405) 410-7523.

  • Electrical Problems
  • Refrigerators / Freezers not working
Locked Out?

If you are locked out of your unit during normal business hours or after hours, there is a $50.00 charge for Maintenance to unlock your unit.

Please leave a phone number where you can be reached and make sure you are at your unit within 15 minutes after you place the call to ensure you are onsite when Northcliff Gardens Manager or Maintenance Staff arrives to unlock your door.

The Northcliff Gardens Manager or Maintenance Staff will not wait on you to arrive.

You will also need to provide the Maintenance Staff with a current photo ID in order to gain access to the unit.

Have A Fire or A Break In?

If you have a fire or a break in and there is damage to the doors or windows in your unit please call 911 to respond.

After you have called 911, during regular business hours contact the Northcliff Gardens Manager at (405) 579-1552 or (405) 292-0692

After hours, weekends, and holidays: Call 911 then the Maintenance Emergency number.

Please Note* - For Safety Reasons:

Maintenance cannot work on outside air-conditioning units after dark, in the rain, or if the temperature is below 70 degrees outside.
